Entrada at San Marcos will finance the construction of 336 new affordable housing units in rent-burdened Austin-Round Rock Metropolitan Statistical Area. 46% of renters in the MSA spend over 30% of their monthly income on rent, and 32% of renters are severely rent burdened, spending over 50% of their income on rent. Creating new affordable housing in this community is essential to help low- and moderate-income individuals from being priced out of the market or facing homelessness.

Entrada at San Marcos is also located in a Low-Income census tract, so this creation of new affordable housing is paramount to combatting rent increases in the tract.

Entrada at San Marcos is aligned with two local strategic goals to reverse increasing unaffordability in the City of San Marcos. One is the City of San Marcos Strategic Housing Action Plan, which outlines the City’s goal to spur affordable housing development as well as policies to prevent displacement of existing residents. The other is the City’s Community Development – Housing Needs Assessment, which is a long-term strategy to ensure zoning policies are flexible and affordable housing is financed through public initiatives.

As the City of San Marcos has grown, it has attracted several major employers, including an H-E-B Distribution Center, an Amazon Fulfillment Center, Emerson Process Management, National Instruments. Ensuring the affordability of workforce housing is of paramount importance to the city, as rising costs are a threat to its economic development.

Environmental 

Impacts

Entrada at San Marcos will use a variety of sustainable features in construction, design and equipping of units. The project has received a perfect 100 design score from Energy Star and will qualify for the National Green Building Survey (NGBS) Bronze Certification. The NGBS Bronze Certification requires properties to be at least 15% more efficient than baseline building codes, use Energy Star appliances and fixtures, energy efficient HVAC systems and proper insulation, low-flow fixtures and appliances, and more. Additionally, the project will meet HUD’s green requirements to qualify for reduced Mortgage Insurance Premiums (MIP).
